    Melbourne’s property market has continued its steady recovery in June 2025, with momentum building across both buyer and investor segments. After a subdued 2023 and early 2024, the city is now seeing consistent growth, driven by strong auction results, lower interest rates and a tightening supply. Melbourne’s housing market is showing clear signs of a steady comeback with improving affordability, relative to other major cities like Sydney, Brisbane and Adelaide, due to this our average rental yields are higher.

     

    We have begun to see the heat building in the market, our team attended an auction in Lexton Court, Seaford with the home selling for$1,136,500 after property had been quoted up to $880,000. The 3 bed + study home attracted multiple first home buyers and investors.

     

    We also attended an auction in Golden Avenue in Chelsea where the auction of a 2 bedroom unit was bought forward only a week into the campaign and had six bidders fighting it out, pushing the price up to $794,000after the top end of the quote had been $690,000. Comparatively we purchased a similar unit around the corner for $705,000!

     

    We also attended an auction at 33 Nimmo Street, Middle Park where we were presented the property off market for $1,700,000, the property ended up selling under competition for $1,895,000.

     

    We always expect to see the sub $1,000,000 end of the market show the first signs of improvement and for housing price increases to filter up through the upper end. Confidence is definitely creeping back into the market and with another potential interest rate cut scheduled for this coming week, we can’t see the market slowing anytime soon.
